    New York Jets Give Back in Short Hills

    Nick Mangold and Perri K. FeldmanLast night I was “hanging” with The New York Jets at a Fashion Show sponsored by Saks Fifth Avenue, MasterCard and The New York Jets at the Short Hills Mall.

    The proceeds went entirely toward the New York Jets Foundation whose main focus is to provide resources for local area youth initiatives that encourage education, sports and physical fitness, the creation of scholarships and donations to schools, colleges, universities, hospitals and other exempt charitable organizations.

    Now that the team and the Jets organization live and practice in the area they have become a wonderful addition to the communities along the Midtown Direct Train line including Florham Park, Livingston, Short Hills, Millburn, Summit, Chatham, Madison and Morristown to name a few.

    Say hi to Nick Mangold and D’Brickashaw Ferguson. Don’t they look great in their Made-to Measure suits?

    Chatham, New Jersey includes both Chatham Borough and Chatham Township. They share the same school district, post office (07928)and library, but are really two separate municipalities.

    Chatham Township is about four times larger in size yet only with about 20% more people. The Borough includes downtown, the Midtown Direct Train line into NYC and closer access to Route 24, while the Township has easier access to Route 78 with larger sized house lots.

    August Hartshorn Home Sales in Short Hills

    It has been so wonderful watching the growth of our Keller Williams office over the past three years. Red KW signs are easily spotted in communities along and adjacent to the Midtown Direct train line 

    Representing both Buyers and Sellers, Keller Williams home sales are closing…not easy in this economy.

    Just look at this one section of Short Hills. Out of the eighteen homes sold in the Hartshorn Grade School area in August 2008, Keller Williams represented ten transactions. Pretty good for an office that is only three years old.

    Feng Shui (pronounced, “fung shway”) is a Chinese ancient science which is based on a series of relationships observed in nature.  The principles of Feng Shui, which literally translates to “wind water,” have evolved over 4,000 years and are used today as a design tool for achieving harmonious living.

    In today’s economic climate of uncertainty, the residential real estate market is increasingly turning to the application of Feng Shui principles to ensure homes for sale are attracting buyers.  Savvy real estate agents know that getting homes to show their best…means a Great first impression, both at the curb and inside the front door.  Getting homeowners to embrace this concept is not always easy, especially when many of them believe that the home that they love so much, should be loved by everyone else.

    Maplewood NJ Home Sales September 2008

    In September, 2008, the average list price of homes in Maplewood, NJ was $528,679. The average sales price of the sixteen homes sold was just below that at $521,843. Average Days on Market was 73.

    Understanding the Credit Crisis

    What should we do with the credit crisisSteve Lupton of MetroCities Mortagage just shared this take on our current “credit crisis” to help you understand WHY.

    “The Chinese have a proverb: “May you live in interesting times.”
    And we are living through interesting times indeed.Whatever the political posturing regarding the rescue plan, a plan needed to be passed. Credit markets are frozen and banks are going bust every day. This is not totally because of “toxic” mortgages. This has a lot to do with FASB 157, also known as “mark to market”.
    Each day, lenders must mark their assets to the marketplace. It’s like you having to appraise your home everyday and, if your neighbor was under duress because she got very ill, divorced, lost her job and was forced to sell her home quickly, she may have sold it super cheap. Now, does that mean your house is worth that super cheap price, too? Clearly not. Why? Because you are not under duress. You have the time to sell your home and get a more normal price, which more accurately reflects true market conditions. But “mark to market” does not allow for this, which creates a vicious cycle.
